Selling your home can be an overwhelming time and we are here to make it as stress free as possible, so we have compiled a list of the most commonly asked questions to help you understand what is going to happen from now until your home settles.

BEFORE YOUR LISTING IS LIVE

    1. Completed Vendor Checklist

      You will have received a link for this in the email with your agreement.

    2. Marketing paid

      A listing cannot go live before marketing is paid and any delays to this payment will delay the listing of your property online and marketing products such as a sign board and/or brochures.

      We have alternative payment options available, if you would like to know more please contact your listing agent.

    3. Follow up the Contract of Sale and Section 32

      It’s a good idea to keep track of the progress of these documents with your lawyer or conveyancer. It is ideal to have these before the listing goes live so that they can be given to buyers on request.

  • You can choose to stage your property and we have partners we would recommend if you need, simply ask your listing agent for their details.

    Staging is highly recommended for homes that are vacant as they photograph and present better to buyers at inspections, it is often a worthwhile investment.

    Having your home staged can add some time to the process of getting your home online as it is dependent on their availability and contract terms.

    We can also provide the option to “virtually stage” your home instead, so photos will look as though the home is staged to buyers online. For more information on virtual staging please contact your listing agent.

  • We will work out a time that works best to have photos taken of your home. This may be a shoot during the day or at twilight and can be discussed with your agent.

    Once photos are booked in, it’s a good idea to ensure the home is presented as well as possible. For more guidance on how to do this, please contact your listing agent.

    Photos can take up to 72 hours to be returned to us, as this allows for editing, virtual staging or other feedback.

  • All our properties are listed with a floorplan and this is arranged at the same time as your property photography. We can create floorplans new or redraw them from building plans or previous listings.

  • Our homes are written using professional copywriters to ensure maximum impact and exposure to potential buyers. The copywriters use a combination of the property photos, floorplan and Vendor Checklist to write the listings as they don’t visit the homes beforehand.

  • From the day your photos are taken assume three days for their return alongside the floorplan.

    Once received our copywriters get to work and your property will go live on the following Monday (or next business day if a public holiday)

    Example:

    Your photos are taken on Tuesday night, they should be received with the floorplan on Friday, the property will go live Monday. (Assuming that the Vendor Checklist and marketing payment has been received prior to Friday).

ONCE YOUR HOME IS ONLINE

  • Once your property is live, the marketing can be ordered. We offer a range of marketing products, and your agent will have discussed this with you.

    We have agreements with our printing partners for our sign boards to be installed at your home by the first open. On some occasions this might mean your sign board is installed on the same day as your first inspection, however it is often, at least, the day before.

  • Typically, our inspections are held on Saturdays however your agent might suggest a mid-week open as well depending on the property or the campaign.

    We schedule each week’s inspection on Monday’s so a listing will have only one inspection listed at a time. This is to ensure maximum numbers through your home on the weekend.

    For the inspection your agent will arrive 5-10 minutes beforehand to collect keys, turn on lights, set out brochures or other collateral and prepare to showcase your home. If this is a home you also live in, we encourage you to head out for a coffee, or a nice walk while potential buyers come through.

    After the inspection your agent will organise to call you with any immediate feedback, and work out a schedule with you to provide more detailed buyer feedback over the coming days.

  • Once your home is online it will start to generate enquiries from potential buyers. Your agent will make contact with these to understand more about what they’re looking for, showcase all the benefits of your home and register them for any upcoming inspections.
